Becoming a landlord soon : help and links for me and others

by the end of next year i will of built up a small property portfolio, one of the questions that keeps coming back is:

to manage or not to manage, or in other words use a letting agent or do the whole lot myself?

i have rented a single property in the past but i fell lucky with this one with no problems what so ever, the recently acquired property's are not in the best part of town and im anticipating a possible bumpy ride.

that said, if i were to do it all myself i need some help and some links from those in the know. there was a previous thread with a load of links but i just cant find it now?

so for example, say, im taking in my first prospective tenant what do i need to do:

1.get bank statements?
2.get wage slips?
3.ring employer/ previous employer?
4.credit check, how? were? how much?
5.what bond is reasonable
6. who can provide references?
7. how do i use a guarantor
8. is a bond used for non payment of rent and damage to property?
9. should i use a letting agent?

some links and advise on thesse points would be of great help, thanks in advance:beer:

    use an agent for 6 months and use that time to read and research your new business and your legal responsibilities and duties
