    I'm also thinking of buying a house but I am having a second thought on getting a loan or a house funding. I know the interests rates is really a big issue. But what I did was I research, and analyze what is the best thing to do. I am so glad to have read the tips here at least I am aware of the things that would come along the way. :D

  • Hi there all,

    Bit of a newbie here and on the cusp of that FTB step.

    I wonder if any more experienced can help with some advice please whilst looking at properties.

    1) A particualr house has two estate agents.... why is this, is it common and a daft question, which do you enquire with? Does it matter whoever? Would it be totally wrong to enquire with both ? (after all there will only be one vendor)

    2) Given current market state, what advice is there regarding what to offer? Is it a good time to buy or is it worth waiting a few months more and into next year?

    3) I assume that there is room for negotiation, but what can you expect to achieve as a rule of thumb and what is realistic without offending? What would be a reasonable price to start at .... particualrly as am a FTB without any house to sell etc.

    4) A property at £275k has caught my eye, it's been on the market a few months which is a bit worrying, but not sure why that might be. It was though built by the current occupiers/vendors, who I think might be builders according to the agent spoken with. The estate agent seemed to hint that the vendors would probably take an offer, and also later explained something about £250k being a stamp duty threshold? Might this be a hint.... does £25k seem a reasonable amount to deduct (seems an awful lot of money to me) or would that in fact be considered a fairly generous offer that could be reduced further?

    Thanks for any advice and support from the more informed or more experienced..... it seems such a big step this!

    Hiya, sorry to put a downer on this for you but i think i can safely say that 100% mortgages are a thing of the past, or at least for a while anyway. Just because you can afford £600 per month is doesnt matter. Usally you can only borrow about 3-4 times your annual salary and you must also have a good deposit, usually at least 15% but often 20%.
    Best bet is to get saving and see how things go in a while. You'll get there in the end.

    OR

    Government have various homebuyer schemes for 1st time buyers. They may pay a deposit for you up to a certain value and you gradually pay some back, or part ownership- not sure of the details but it is definately worth looking into
