Regarding having three companies in to provide quotes, if the vendor is living at the property, I do consider that to be OTT too, its there home at the moment, the work is not substantial, and it seems a bit much to send round three lots of builders, if the property is empty and the EA can release the keys its not so much of an issue.

The vendors are still living there. Thought it was generally a good idea to get three quotes for work? That way you can better see if one quote is exceptionally high (or low), and we want to have a reasonable idea of likely cost for the work.0 -
It's a good idea to get three quotes. You need to decide how keen the sellers are to sell, as if they are very keen, they may agree a £1000 or £2000 price reduction with you, or they may decide that you are taking the mickey and go with another prospective purchaser. Negotiations should be through the estate agent.0

As far as we know there are no other prospective buyers. We got the house taken off the market ASAP once our offer was accepted and the agents promised (for what that's worth) not to show anyone else around.
The vendor has also had an offer accepted on a property they want, as have the vendor's vendor. So I should think they are keen to get it all sorted with us. It could just depend on how stretched they are with their purchase...0 -

Well, we do really want the house as it's in a great little area that is good for commuting to London, and the house is somewhat larger than all the other properties on the neighbouring roads. It also has a space off the road for a car, which is another luxury in the area, and a south facing garden.
It basically ticks all our boxes, which is something we haven't had from any of the dozen or so other houses we have looked at in a variety of areas!0 -
Surely whichever of the 3 options above the vendors choose, it would make no difference to them financially? They would still receive the sale price less the cost of the works. So they shouldn't really complain if we ask them to pay for it? Or am I missing something?

barely any house i work at without finding signs of damp , some caused by condesation and some from direct water
The guys are selling knowing how the house it is and thats how they are selling it.
Joists- if the surveyor points just at 2-3 of them , the house got good ceilings- in the one i work they need to remove the whoole lot
i shoold keep your side being a first time buyer myself but dont see your worries as a big issue0 -

They are all YOUR options - you need to realise house buying is NOT a unilateral process. It takes two parties (the seller as well as the buyer) to reach mutual agreements on any issues.
So I say tread very carefully as the sellers may not be willing to agree to your suggestions. Often they don't and at best they may look at 50/50 no matter how much of a buyers market it may be.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0
