Land for sale with 'Certificate of lawful use'

I'm thinking of having a look at this in a couple of weeks time :eek:

What do you all reckon? What would be the position if I wanted to replace the 'Mobile home' with a Log Cabin or Eco friendly House? I assume getting Planing permission would still be fairly difficult.

At £150K for 2 acres I'd say the chances are nill to nothing!0

Certificates of lawful use are usually fairly narrowly written only to allow exactly what the land has been used for over a continuous 10 year period. If it allows the siting of a mobile home, does it allow it to be used for residential purposes?RICHARD WEBSTER

Well it says it does, hopefully I'll find out in a couple of weeks (if it's still for sale) can't do it before then as I'm on holiday in Portugal.
I wouldn't look to 'play the system' and try and circum-navigate planning regs, just interested what I could put in it's place - I'd be quite happy with a large mobile home, sort of Park Homes style. I'd use the place as a 'chill out haunt' to get away from things and maybe invite friends over for BBQ's etc. It would be a bit of fun more than an Investment, I've already got a large amount Invested in three and a half other properties.0
