buying and selling fees - a rough guide..?

I am trying to work out how much I need to save to move house and need a rough figure to include all buying and selling estage agent and solicitor fees.

Selling a house for approx £140k

Buying for approx £170k

Any ideas - a rough estimate will do ?

    HIP £250
    Solicitors fees, sell £500
    Solicitor's fees and professional fees buy £1100

    Stamp Duty? When is the threshold planned to go down again?

    Lord knows how much mortgage valuations and admin fees cost these days. They used to be free half the time!

    I used to budget £5000 to buy and sell at that sort of price level.
    Everything that is supposed to be in heaven is already here on earth.

    Yes you do need a HIP. Beware of gtting one through the agents as you will be stuck with those agents. Budget for £4,000 at least on those fees. Do not go to the solicitors recommended by the agent if they are paying referral fees, as that is bound to end up on your bill in one way or another. Go to solicitor you know or have dealt with in the past or who is recommended by a friend and ask for a quote in writing. They may well do HIPs as well for a price cheaper than you can get via agents or the internet- ask.

    Buying a HIP though an agent does not mean you are stuck with that agent if you have paid for it outright.

    Just as another side to that, I got my HIP through the estate agent, and paid up front for it which included my solicitors fees for selling my house. The cost came in at roughly £630 inc vat for the HIP and solicitors fees, which I didn't think was too bad.

    When it came to starting the process of byuing the house we wanted, we used the same solicitor, and again, their fees came in at about £665 inc vat, for the buying side - we had been told to budget about £1100 by the mprtgage adviser for solicitors fees for buying, so again I was quite happy with what I am paying.

    Our Estate Agent fees are 1.75%, which based on a sale price of £79k means I'll be paying them just under £1600 inc vat, and they didn't charge us any marketing fees. The house sold within 6 weeks of going on the market.
