Bought a house next door to squatter

Hello,

about 3 months ago my partner and i purchased our first house and noticed upon moving in,that the neighbour made a lot of noise.

This weekend we were told by the house owner that the guy living there was doing so illegally, basically squatting. It looks like he has now gone, but that's besides the point.

We were not made aware of this by the estate agents or the previous occupants, without knowing too much about the law, have we got a case of suing one of them for withholding information?

    You have to declare problems with neighbours as far as I am aware. If your vendors hadn't made any complaints about him to the authorities or if they didn't have a problem with him, then they didn't withold any information.
    Are the words 'I have a cunning plan' marching with ill-deserved confidence in the direction of this conversation? :cool:

    They don't have to tell you something; they do have to answer your questions truthfully if asked.

    There's a subtle difference between the two.

    It's up to the buyer to find things out and sometimes as buyers we just don't ask the right questions.

    No they dont have to declare there was a squatter living next door, but hes gone, so on what basis could you sue anyway? If hes gone he is no longer causing a problem.

    OP: He will probably be back in September......are you sure it wasn't a student let? Easily confused with squatters! :D

    Next to a squatter you say? That must have pushed up your borrowing to at least 5x your yearly salary.
  • Thank you all for your replies. I guess i don't have legal ground to sue the previous occupants.
    I should just enjoy the fact that they lived with him there for 3 years, sold house to me on the cheap, and we had him for 3 months.

    Withabix - brilliant comment. thankfully this guy wasn't a student, although he did manage to con the local council into putting a disabled parking space by the house!

    Squatter disappears in June and returns in September. Students finish Uni in June...Students live/look like squatters....etc...keep up now!!
