hi all, had a offer on my flat yesterday for £73500, asking £74950. naturally accepted! not bad i think in today market, only been on the market for less than a week. first time buyers and are waiting for there mortgage offer. i am happy to take the flat off the market and cancel the open day this weekend but this was the request of the agent, not the buyers. i will do anything to prove to the buyers i am serious, is this wise? what can they do in return? what if they change there minds? any thoughts anyone? i want this to go as smooth as possible.

Hi David and congrats. A good offer in today's climate.
When I negotiate for clients I always make the offer conditional that the property is withdrawn from the market and that all future viewings are cancelled.
In return I would be expecting your buyer to do 2 things immediately, of which I would be asking for proof:
1) Instruct a solicitor
2) Complete and send mortgage application forms / pay survey fees etc
I would expect the solicitor instructed the same day as the offer is accepted unless it is late in the day, then obviously next day, and the mortgage forms to be completed and sent within, say, 3 days (subject to availability of appointment with lender / broker).
Any serious buyer will have already sorted out his solicitor quotes and know who he will be using, likewise will have already obtained and agreement in principle from their lender / broker.

I would just say, keep on top of the Estate Agents to make sure that the FTB's get things moving, we accepted an offer of FTB's who told us everything was going thru when they were at the house. They then seemed to drop off the face of the earth, Agents, solicitors not heard from them. and 6 weeks later they phoned the EA and said call it all off. We had all our searches in place for new house etc. We thought we could use the searches etc they'd done and offered to buy them for our next purchaser to speed things up. And they'd only done 1 in all that time. Basically they just liked putting offers in on houses as we found out later, when they did the same to a friend of ours.0
