what to offer on a new build?

We have sold our house, although it is still in the early stages but there doesn't seem to be any problems (touch wood!). We are now looking for a 3 bedroom home and there is a development of new homes from Barwick Developments near to where my family lives that I have viewed today.
The development started about 2.5 years ago now, and consists of 2 separate streets (phase 1 and phase 2). The houses are various sized 3 bedroom semis. They originally were priced between 149k - 160k depending on the size. hthe houses on phase 1 sold well over a year ago, except for the former show house which for some reason they are unable to sell and they have now reduced it to 112k!! (but we want a house in phase 2 area so dont want to buy that one).
We viewed a few of the houses today, and have been advised by the sales woman that the prices have now been reduced to 128k (smaller house) or 133k (larger house) so basically 20 grand off original prices.
I like the houses, and a couple in particular which back onto lovely fields. however as with most new builds the gardens arent great neither is the parking availability.
We like the area, most of the houses are finished, there are a few families living there already.
so.........if we were to put an offer in what would you offer them?

Yeah I would have to agree ciano125.
But the amount you normally get off is dependant on your position eg - you will get more of a reduction if you are a first time buyer or not in a chain.
Just to give you a rough idea - I purchased a new build in Feb 2008, was up for 202500, but as I had sold to a buy-to-let and was not in chain I managed to get them down to 188000, upgraded kitchen, ceramic floor tiles in the kitchen, hallway and all wet rooms and carpets throughout the house.
I would say it is more of a buyers market now then it was then - so maybe you may have more bargaining power than you realise.
