where to start....

hello everybody
ill start at the beginning...my partner and i both live seperately with our parents which is getting a bit silly now. we are looking to move out and get our own place. my problem is that neither of us know where to start. i have been on the www foe weeks trying to find ftb advice and am sooo confused.
firstly ,where do we start? How do we know what we can afford to pay, im not sure about repayments and interest rates,etc.
secondly, where do we go estate agents or mortgage brokers..aahhhh!
we earn about 30,000 gross and have 10,000 saved. is this enough?
Basically i would like some advice on the process of even thinking about buying a home or a website or company that will give unbiased advice without tring to coax me into using them. Just the basics will help greatly.

    Start with seeing a mortgage broker who will be able to give you an idea of how much you can borrow. If you've already been reading a lot on MSE, you'll know it's important to use an Independent, Whole of Market advisor because they aren't limited in the number of lenders they can search for the best deal for your circumstances. You can find local to you using the mortgage section on https://www.unbiased.co.uk, otherwise posting up where you are on the Mortgages board here might get you a recommendation.

    Once you know how much you have to spend, then you can start looking at Estate Agents! There's lots of similar threads to yours over the next few pages, so it's worth looking through for more ideas and advice.

    Also Liverpoollass, once you have found a property post back here as I have (even if I may say so myself) some excellent tips on how to negotiate with the Agents when looking to offer what you want to pay for the property.

    If you are in liverpool I do know a broker from up your way actually. If you get no juy elsewhere let me know and I will let you have their number.

    There you go liverpoollass, you've got a recommendation already! They'll be able to explain different types of mortgages and interest rates to you and get you feeling a bit more confident on the mortgage front.
