Made an offer, EA not going to tell if accepted

Hi,
I made an offer on a property, and not they EA (do we name and shame?) will not tell me if whether the vendor has said about the offer untill I go to the branch with the following info:
- passport
- last 3 months payslip
- last 3 months bank statements
- utility bill
- ownhome acceptance letter (shared equity)

they say this is to substantiate my offer and ensure I am not a money launderer, but i think its taking the !!!!

Obviously I do not want to show all my cards or the vendor/EA will not accept the offer and push for a higher price. What information do i give them?

  • Hi there

That sounds very strange to me because I'm searching for house at the moment and made loads of offers and EA has asked me for them. They do try to get you to see there morgage advisers but don't go there because you don't want them knowing how much you have and how much you can afford because then they can go back to the vendor and say that you could afford abit more.

I dont really know what to suggest but maybe say to them to tell you if the offer has been accepted and if so you will show them the documents.

    Sorry couldn't be more help.

they did this to me and it was reids rains ill happily shame them. except they didnt tell me they wouldnt tell me if it had been accepted, only now I realise that is what they were doing. they just said the vendor hadnt decided. once i showed them i could afford to buy it, the offer was accepted. very annoying.

They probably do want to redirect you to their mortgage providers. Tell them you will provide your AIP only and that the offer is only valid for x amount of time as you cannot afford to mess about. If they want to sell, they will play ball hopefully. Good luck.

I think it is fair for EA to request proof that buyer is able to get the mortgage for the property they want to view, it is so annoying to sellers when they have people viewing their properties when they knowingly cannot affort to buy.

As a seller one of my requirements of an estate agent is that they checkout that a buyer seems solid. This avoids waste of time with buyers who are over optimistic on what they can afford and also possible loss of a genuine buyer.

All an estate agent should require from you to show that you are genuine is an AIP. My EA didnt ask for anything else.

the good estate agents will want to know that you have the money available / that you already have the mortgage available to make an offer

they are obliged to make their client aware of any offer that is made to the house

I've never been asked to bring all that stuff in by an EA before. Just told them I had a mortgage in principle with X (which I did) and they took my word for it.

I am surprised as I feel this is well over the top!

We used to vet viewers for affordabilty but when offers were made we sued to dig deeper but nowhere as deep as this. We asked to speak direct to the lender and/or broker and took their word/s.
