Moving/Renting Negotiations

Hey everyone,
I've got a bit of a tight situation as i've just finished my degree course at Sheffield Hallam University and I'm looking to move to Crawley to live and work at the end of this month. I don't have a job and I don't have a house secured as yet but the one i'm currently looking at is £475 pcm and it's a really nice place and checks out (according to my girlfriend and her mum who went to view the property today) what I have a problem with at the moment is the rent is a bit too steep for me and the lettings agency says there is room for negotiation but i'm more looking at the fact that i'm in over my overdraft by £1,300 and only have £300 left. Though I do have savings of over £1500 in the Isle of Man which is where I originally came from. I'm not able to claim JSA because my course hasn't officially finished so that can't help me out until August with my current tenancy finishing at the end of this month I really need a place as there is no where else to go. Any suggestions on being able to afford it without busting into my rainy day fund?

I've thought about the option of asking my father to be a guantor and whatnot as well but ideally I'd want to try and do it off my own back if possible with only that as a safety net. But it's the deposit i'm intially concerned with and the first few months of rent.0

How would you pay for it if you didn't find a job? How does the rent compare to LHA?
Even if you get the deposit/rent sorted out now, you might come unstuck in 2-3 months' time.
Why not just go into a shared house for the first 6 months while you establish yourself in a new area - it's cheaper/less risky.0 -
thanks for that..i have signed on to their combined housing register and everything but theres a list..I think in all fairness weighing up the options I'll just live with my girlfriend and her family. As you said it's just too risky at the moment.0

Every letting agent is diffirent but most I've dealt with expect the first months rent + deposit (same as a months rent) + admin fee (around 50% months rent) just to move in.
I've always had to provide employment references to prove I can pay the rent too.
I'd go with PasturesNew advice and start looking for shared accomodation, this is what I had to do when I finished Uni.0
