Does the cost your quoting include the kitchen units & appliances?
If you have saved the amounts you are quoting on the sand, cement, bricks, insulation, roof tiles etc than that is impressive - If the figure includes things like lights, kitchen units, worktops, appliances, sinks taps etc - then the figure would be likely to vary a lot as one merchant vs another would very likelty not be quoting like for like, and so the price would vary quite a lot?

No, the kitchen is not inc in that price, thats just for the shell to "water tight".

If it's a big builder locally, he'll get a good enough discount to cover the price he's quoted you.. What you'll get is a mixture of what he has left from other jobs - his own stock, new bought stuff, with a part of his disount passed on. What you won't get is any warrany to speak of, but you don't really need it for this sort of material. Sounds like you have got a good deal to me.
