Two storey side extension costs

Options
We have planning permission and building regs for a two storey side extension it works out to be about 4 metres by 5 metres two bedrooms and living room, toilet/wc and utility room/garden room downstairs. The chimney breasts will be removed and it will be contructed using blocks then rendered. Our builder has quoted about £15,000 for materials does this sound reasonable and what does the bulk of the money go on???

Any help please we are on a budget and want to knoe if this is realistic.

I assume that is £15,0000 for the materials for the whole job, not just the chimney and replacement wall!

With limited info on the job £15,000 for materials for the whole extension sounds reasonable.

Is this price for just thhe substructure and walls, or does it include the internals and roof?

Cavity insulation will cost approx £1000
    Blocks/Bricks Approx £1000
    Substructure Concrete again about £1000
    Roof Structure £1500
    Coof Coverings £1500
    Windows £2000
    Floors £1000
    Internal walls and ceilings £1000

They are basically the big items, there are a lot more things to go in and they are totally ball park with no information.

You are likely to be charged another £15,000 for labour.

Plumbing and electricswill be about another £4000, dependent on specifiaction.

Cknocker thanks for you reply. The price quoted is for everyting although it will bacically be a shell anyway apart from the toilet/wc but i think it includes tiling, internal plastering and things like that we are paying the builders labour charges of about £17,000 and they tell us what we need to order and we order materials. We will shop about to get the best prices but have not got a clue what it involves and are hoping that the quote is realistic as i said before. Certainly do not want to run out of money and not be able to finish!!!!!

that sounds lke a good price, i was quoted between 15-19k for a single extension of 20ft by 8ft wide and two roof lights and that was just a shell. make sure you can see previous work /references etc.

I'm currently working as PM on an extension project for a friend, the extension is a single storey bungalow extension measuring 12.7m x 5m, the current price we are looking at including underfloor heating, kitchen, plumbing and electrics is about £30k. However that includes an element of the works being done himself. The cost of the kitchen will also probably increase.
