Ending tenancy agreement

My boyfriend and I are currently renting a house. we signed a new contract in march for the year, but not long after (and as a bit of a surprise to us), in April we decided to buy a flat as we got a really good deal and interest rates we so low.

we notified the letting agent as soon as possible, but our contract doesnt have a break clause, so I do know we are liable for the rest of the contract. How ever we notified our letting agent as soon as possible - giving then 4 and 1/2 months notice.

We are now only six weeks until we get the keys to our new flat and we are keen to get out of this contract as soon as possible.

The letting agents havent done much in the way of advertising - just sticking it in their branch on the inside, and we have recently taken to advertising it ourselfs trying to find tennants.

Does anyone have any ideas on how we can break the clause somehow as we have given them so much notice and they havent found a tennant and they dont seem to be doing very much about it?

Please help us as we cant really afford to pay for both and i do know it was perhaps hasty to buy a new flat but as it was a scheme and it was good value, this was the only chance that we would get to buy a new home!

    Unfortunately they'll claim that in the current market there are more properties than tenants and so it's hard to let - not much you can do unless one of you finds someone. If you're looking at potentially taking a hit on it anyway have you thought about maybe offering cash incentives to any potential tenants?

    That is a good idea but with all the money spending involved in buying the house, most of our money is going into the mortgage account.

    I though it wouldnt be so hard to rent as we live in a student town and the house is close to the university and the town centre, but without the right advertising from the letting agent, nobody really sees it.

    But i will bear your advise in mind if we do get really desperate!

    The landlord can hold you to paying the rent to the end of the signed-for period. You signed the contract. Life is hard. S**t happens.

    Suggest you talk gently, politely & friendly-ly to the agent & see what you can do to do a deal, maybe helping them find a tenant. Otherwise you've got a very big bill coming your way.

    Students only want tenancies from summer to summer; most will have sorted next year's accommmodation by now.

    Get a To Let poster up in your front window, free adverts on Gumtree, Vivastreet, LetaLife, SpareRoom.co.uk etc

    Contact the accomms office at the Uni - sometimes staff want a rented house and there may be students who haven't got their act together yet so would be looking to rent for the forthcoming academic year.

    Any big employers near you? Do a leaflet drop.

    Put it all in writing to the LA and ask for weekly updates on what's happening.
