What would you offer?

We've seen a house im quite keen on, it came on the market yesterday at £92,950. Its a 3 bed semi in a good location. The rear garden is a good size and so are the rooms in the house, the kitchen could do with being a bit bigger but room to extend if necessary. It is only part double glazed and some of the DG needs replacing/fixing as they have blown. Patio door needs replacing and the make shift conservatory needs knocking down and either rebuilding or using that space to extend the kitchen. The house does have damp - would need a damp course. There is a driveway and room for a garage.

We are going for a 2nd viewing on Monday - could do with a list of things to look for (good/bad)

Average, maintained 3 bed semi's in this area go for £100-130k

    If it's only just come on the market then it's unlikely they are going to consider low offers just yet. You need to wait at least 2 or 3 weeks & then if it's still available, that's the time to go in with a low offer & clinch the deal.

    If you're willing to go up closer to asking price then there is nothing to be lost by begining low, with knowledge it will probably be refused, but going up in reasonable increments till you reach a price acceptable to both parties.
    The bigger the bargain, the better I feel.

    offer what you honestly feels its worth. I wouldnt worry about timings and low offers. You will never know what they might accept. I would go in for what black sheep said. Nothing ventured nothing gained. If it is rejected, hold back on a new offer. Try and assess the potential demand for the property and how quickly properties are selling but definately don't panic and up your offer. I had my inital offer rejected and asked if I would increase it. I refused to go any higher (it was 175 stamp duty level). Shortly after which the estate agent called back saying they will accept.

    You are a FTB and relatively low risk providing you have a mortgage argreement in principal.

    Try and take a builder round with you to give you an idea of how much it would cost to get it into a liveable condition.

    Wanted to add:
    The house is being sold by a solicitor. The lady that owns the house has gone into a home and her solicitor is selling it i believe. Will they be more likely to sell fast or grab as much money as possible?

    The house is probably being sold to pay the owners care home fee's so unlikely that solicitor is going to settle for a low offer at this point. He will be wanting to do his best for his client & I imagine will be hoping a decent offer on the house will be forthcoming.
    The bigger the bargain, the better I feel.
