Extending a lease

Sorry if this is in the wrong section, feel free to move it if it is.
Our lease has 73 years to go. We have been living there for 2 1/2 years. Maisonette is worth ca £135,000.
I have read that leaseholders are entitled to get a new lease for 90 years on top of their present lease. However if your lease is more than 80 years the marriage value is taken to be nil.
My questions are:
1. How do we go about extending the lease?
2. Does anyone know roughly what the cost would be or how we work out the cost?
