Declined after 5 weeks - need to move fast, help!!!

It was a default but I never got a default notice. Paid contracted period in full but must have cancelled DD too early after I cancelled the mobile phone contract. Sold on to Lowell, who I have now paid - was only £17. Excellent credit rating otherwise, not even a single late payment in last 3-4 years.

Natwest have told me that they take working/child tax and child benefit into account but not carers allowance.They also said that they take dla into account although i personally dont think they should if its for child. Let us know how you get on im in a similar situation myself.
Right well we saw the mortgage advisor at Natwest today and she put everything in - working/child tax credit, child benefit, DLA and carers allowance plus income from self employment. We passed the initial checks and its all been emailed to Head Office so fingers crossed.
Also had a phone call from L&C to say my case has been escalated to the manager at RBS and I should hear next week. Won't hold my breath but the worst that could happen is I'll end up having to pay two lots of valuation and arrangement fees if they decide they can lend to me after all. Won't be the end of the world, at the moment I'll just be happy to have a mortgage offer whoever its from.

Hi Helen I hope you have some luck,have been into natwest today and have an appointment for monday for aip,they keep telling me everything is fine with taking tax credits into account so will see on monday.Keep us updated.0

Received a text from Natwest this morning "we have received your mortgage application and will provide a decision within 5 working days"

Am really impressed now had another text 2 hours later asking me to ring them as they needed further information.

Hi, just jumping in. I've applied for a re-mortgage with RBS today, (Took 2 hrs - nightmare!) and they took into account tax credits and DLA. We have to provide bank statements to prove it.0

I hope they're quicker with you than they've been with us. We provided 3 months bank statements over 6 weeks ago. Broker rang me yesterday saying they now need to see a copy of our BTL mortgage offer (we're renting our existing house out) and also wanted to know why we get child benefit for 2 kids when we only have 1 child under 17. Have these people never heard of full time education for 18 year olds?

I hope they're quicker with you than they've been with us. We provided 3 months bank statements over 6 weeks ago. Broker rang me yesterday saying they now need to see a copy of our BTL mortgage offer (we're renting our existing house out) and also wanted to know why we get child benefit for 2 kids when we only have 1 child under 17. Well another two and a half weeks later after making us jump through yet more hoops RBS have finally decided that they're not going to lend us anything after all. So thats nearly 9 weeks to make a decision that they could've told us on day one and saved wasting a lot of peoples time.:mad:
Natwest aren't going to do it either, and we've just failed the credit score for Accord - probably due to 6 mortgage applications since April! my experian score in April was 900 obviously a lot lower now!
Sellers have had another offer so looks like we've lost the house anyway.:(

Aww bless im really sorry,iv been following ur post iv got no advice to offer as im a bit clueles to be honest but maybe a bit more time will repair ur credit history and u will find something better than the last house0

Have u not tries halifax theyve been really good with me,my credot score was 850,i work parttime and they have taken all tax credits into account0
