    I think that's very true Jon, in our case we are still hoping to sell ours at a better price than the builder will give us but the idea behind this price is as a fallback should ours not sell before then. Ultimately if it's not enough, and we have no buyer for ours we will lose the plot to someone else. :( they want an answer from us within 48 hours of telling us the fallback price they will give us so they can get on with building the close)

    I'm still crossing my fingers like crazy it will be enough!

    I got £125K for my house when I part exed it last September, it was sold in march for £104,000 by the builder,and they landscaped the garden and put carpets and a new bathroom in, so selling it yourself could be a gamble.

    I was told that I could not negotiate on the price of the new house, but after persisting got them down from £220,000 to £185,000, not to be sneezed at as discounts go, I got carpets and Ceramic flooring etc chucked in because at a very late stage I told them I couldn't afford to buy them myself and if they where not provided it would be a deal breaker.

    One real bonus was that we got a license to stay on in our property for a month while we where in Spain on holiday, it left a week to move our stuff from one house to another, my experience of Part Ex was good, made everything a lot simpler.

    well that makes it sound like a positive experience Treadmill.

    I'm worried that if they give us a decent price I'll be so excited i'll forget to play hard to get!:rotfl:

    In my experience it was positive pink, I much preferred the part ex option than selling it myself, I hope it pans out well for you, moving into a brand new house is fantastic, I'd never even owned a new car before.
  • Sounds ideal Treadmill! I just wish we could get somewhere!! We would never have looked at a new build before but we just looked as they had reduced their prices and that was it...we were hooked! I just wish the builder (Persimmon by the way skintlass) would give a little bit! If you'd have asked me before this I would have said that a builder would bend over backwards to sell their houses...not the case, obviously.

    Lovemotown, it looks like we're in similar situations! So near yet so far!! We are on the market now at a realistic price to sell. Been on 4 weeks this week. Only one viewing, they were very interested but have a property to sell! That's it. We're thinking about throwing the towel in to be honest. I hate all this not knowing!! It just feels like someone has pressed the pause button on our lives!!

    That's the probelm. P/X is so convenient, but at what price?!! You pay over the odds for their house.

    As you have seen, selling is quite/very difficult and I just wonder if I am going to end up in the same situation when I market late July?!

    yes Motown they are doing you a favour with part exch,strange how we all believe that our old house is worth top dollar but builders are not worth the price....If you dont like market value put it on the market see how the general public value it and how long it may take to sell. You save the price of the hips pack estate agents fees and easy of moving.

    I am prepared to take a hit on mine for the pleasure of the builder accepting mine, but yes, saving fees and convenience doesn't justify having to pay way over the odds for the builders priced house. It is well known that new builds are over valued, so yes, you have to weigh up whether you want to pay potentially up to +25% more for that convenience. Me - no! Reduction on new build - possibly.
