Can't believe my own stupidity

                    So we decide to be completely honest, and put down on the solicitor forms that we had the kitchen door (leading to an external covered alleyway - terraced house) moved about 6 inches along when we refitted the kitchen. Thought at the time it didn't need building regs, certainly the kitchen's contractors did not advise us otherwise.  (STOOPID NUMBER 1)
Buyer's solicitor starts harping on about needing a guarantee that the work didn't need buildings regs. So sure I was, I called the Buildings regs people to ask (STOOPID NUMBER 2), and was told that it almost certainly did need permission, and regularisation can be had now at a cost of £120 :mad: They are coming this morning to check, I can almost guarantee they'll tell me I have to pay, why wouldn't they :rolleyes:
So I think, someone mentioned indemnity insurance a while back (though I ignored it at the time, as I was sure we wouldn't need it - STOOPID NUMBER 3), that would be cheaper. Except that now we have got the council involved, our solicitor told us, we will not be able to take out a policy.
I know £120 isn't much considering we got asking price on the house, but still it stings, especially considering our buyer couldn't care less about this issue (I showed the door and she was dumbfounded as to why her solicitors are hassling us about it). Her solicitors insist on wanting the certificate as they are acting in her best interest.

You wouldn't be get an indemnity policy as it insures against Building Regs finding out and coming after you - but as you've already told them
 We had to take out anindemntiy policy for a flying freehold and were told not to tell our next door neighbour  
 It's obviously a policy for people who can keep secrets!
Maybe you'll be lucky and won't need sign off. I doubt it though.
£120 isn't *that* much more than indemnity insurance, especially if you consider the price you're selling for (just trying to make you feel better!)Everything that is supposed to be in heaven is already here on earth.

            'preciate it! Another lesson learnt I guess. And you're right, £120 is something like a 1/25th of what we'll need to pay our agent, in the great scheme of things it is a small price to pay to keep this ruddy chain going smoothly.
To think our solicitor said not to go to building regs people straight away... I thought he was being silly... now I get it! D'oh!
Actually now I think about it, I have another question - the house we're buying has a conservatory. On the forms, the vendor wrote that he didn't need buildings regs for that. Should we get this verified by our solicitor, the same way our buyer's did with us?0 -
