'Bemused'....or should that be 'Gutted'

Brief background......have sold our property STC, and buyers are pushing for completion.

We found a property we really liked, approached Moneyquest who put to us what seemed a realistic quote, and decided to push on with the application. Have had the survey done, which was fine, except that the lender has now come back to Moneyquest with concerns over affordability.........surely this should have been picked up before the application was submitted.

My case manager at Moneyquest has requested that we send in proof of additional income, namely Tax credits, but starting to feel that this is going to be a big, fat non-starter.

Not sure what to do next.

    In an ideal world it should have been picked up first but there will be occasions where Lenders can ask for it at a later date. The art of anyone arranging mortgages is to get at the real reason for the question from the Lender.

    On occasions lenders ask for wierd things because the person is having a bad day. Other reasons maybe that they want the post off their desk and it's "quicker" to ask for something else and get it back in the filing cabinet rather then assess the case fully and give you your mortgage offer. You are dealing with people and there is no manual for how they work.

    I'd get back on the phone to Moneyquest and ask them why this hasn't been picked up and ask them who they spoke with at the lender. It may be wroth asking why it has become necesary to get this now and see how they respond.

    Without knowing you or your situation it will be impossible to get to the root cause of this further request. You obviously have deadlines, I'd get onto Moneyquest and tell them you need confirmation everything is OK by Friday and get the proof of income to them.

    Have faxed off the info to my case manager this morning, as she has requested.........think we shall have to start perusing the rental market, just in case it all goes 't*ts up'.

    Well, the impressive guys and gals at Moneyquest (I'm in no way affiliated) have got back to me already (twice!) - seems that with my imminent jump up a spine-point at work (in April), along with tax credits award has swung the affordability question in our favour, and they are working with the lender to get the offer out to us asap.

    Can't praise their customer service enough.... :T
