I'm buying a ground floor maisonette, with an absent freeholder (that's another story) the vendor has accepted my offer and has said that they won't sell to anyone else or gazump me and the EA has made the change on right move showing it as under offer stc. As of last week the vendor hadn't found anywhere to live, this doesn't bother me too much as I am currently living with my parents and I guess it gives me an opportunity to save more money. My solicitor contacted me on Friday asking for a cheque to carry out the searches. My question is should I be going ahead now and getting searches/surveys done and getting the ball rolling or should I wait for the vendor to actually find a property? oh I must add that I was previously going to buy another property but didn't go ahead with it due to a poor survey, so I've told the bank about the new property, but not officially changed anything. Some guidance would be appreciated
Lifes problems wouldn't be called hurdles if there wasn't a way to get over them!

It's best to get a complete chain before you start paying out. Give the Estate Agent as much information as you can - solicitor's & mortgage broker's details and tell them that you will instruct the solicitor and pay for searches just as soon as the vendor has found somewhere and the upwad chain is complete.
It's a bit of insurance for you and it should be acceptable to everyone. Just in case they don't find something and change their minds or the chain is too long for you to want to wait. In the meantime, don't give up looking - there might be something better out there!

Thanks Doozergirl, I get the impression that they are definately going to move, as they've just had a baby and they are running out of room, the vendor told me she's been there for 16years and she loves the flat (she's done a lot of work on it), she doesn't want to move but the baby is starting to crawl now and knocking into things... why does it all have to be so complicated!!?Lifes problems wouldn't be called hurdles if there wasn't a way to get over them!0
