Regularisation application

Options
I just spoke to my local council building surveyor about the removal of a chimney breast in a house I have put an offer, no support was provided after removal years ago. He advised me to get the vendors to submit a regularisation application which they will not do. Anybody ever had a council building surveyor in their house, what do they do as their fee is £224? He said he will advise the owner what steps to take to make the chimney breast safe. I read in the forum sometimes some people employ a structural engineer to do the calculations and make sure the right brackets etc are used. Surely if I get the council to do it, I do not need to pay for a structural engineer as well. Thanks

I'd be asking for the vendor to rectify this at their cost before your willing to proceed any further. Or negotiate a lower price that would more than compensate you for the cost and hassle...or walk away.

I agree with Andy on this. If they removed it and made it unsafe then they should rectify it. If they wont then get a quote to get it fixed and then reduce the offer by at least that amount. If they dont like it then walk away :)

The ball is in the vendors court. Even if you do get the price reduced to cover the expenses of regularisation. Why should you have the inconvenience. Tell them that if they do not do it then it's a deal breaker.
I can afford anything that I want.
Just so long as I don't want much.
