Is it to low to offer 250k on a 315k house, I suspect it is overpriced as next door sold for 330k in june 2007 and having put this into calculators it should be worth about 260k! The vendor has had 2 offer fall through at last minute and is all packed and ready to move, and we have 65% deposit so don't envisage difficulty with financing! She also told me it hasn't had new kitchen for 18 years and needs new carpets throughout. Is it cheeky???

dont forget, it costs nothing to offer, it depends how desperate the vendor is too move, most vendors want within 5% of asking0

Definately not too low. Give it a go. Costs you nothing. Be sure to mention your good financial position to the EA. Good luck.

Without doubt make an offer. The Estate Agent must make any vendor aware of any offers made on their property.
They can only say no and you can put in a revised offer.0
