Quote for new flat roof and other repairs

I am in process of purchasing a house and survey has brought up a few issues. We have negotiated a price reduction, but do these quotes seem reasonable for the work? Property in South London.

Flat Roof

Remove all felt, chippings, drips and up stands
Prepare area ready for new felt
Supply and lay one layer of 125 5U polyester felt
Supply and lay one layer of 350 polyester non rip felt
Finishing off with one layer of 350 cork slate polyester felt
All drips to be done in 350 cork felt
New box work to be made and felted to conceal the pipe work
Lead flashing to be chased, wedged and dressed in code 4 9inch lead

MATERIALS AND LABOUR……………………………………… £1750

Main Roof
Erect scaffolding at front of house
All existing lead work on parapet walls to be re dressed and wedged finishing off with a length of stop bead
Parapet walls then to be rendered with one scratch coat
Finishing off with a 3 to 1 mix including water proofer

MATERIALS AND LABOUR……………………………………. £1380.00

Airbricks
Dig a small hole underneath window (on walkway) approx 1 ft deep
Supply and fit two airbricks to front wall of house, bricking either side where necessary
Supply and fit a ventilation cover to said hole to prevent water gaining access

MATERIALS AND LABOUR…………………………………..… £800.00

    Sounds good to me. I live on borders of SE London & Kent & have roofing works done recently, including large flat roof of kitchen/dining extension replaced before selling my last property.

    I can't remember exactly how much the flat roof work cost but was in the region of £2-£2.5K. I did need to have some boards replaced as there was some damage from rainwater.

    Scaffolding is very expensive to put up & last year when my roofer was replacing flat roof on dormer of loft conversion of my current house, the cheapest quote for the scaffolding that he got was £750.

    I live in a terraced cottage so all the scaffolding had to come through the house. I expect it would have been a bit cheaper had I lived in a semi or end of terrace property. One quote for scaffolding from a company he usually uses was £900, which he thought way too much, so he shopped around to save me money.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
