    Totally agree with Doozergirl, this isn't a big problem. It's just bugging me as to what Building Regs needed to be complied with (thinking sound insulation now).

    Our Building Control Officer would find something, no doubt, but he's just retired. Some would cheer, but we are going to get him to design the extension on our next house. People think we're mad, but there's method there!

    Only me again, desperately needing some help please :mad:
    I am filling out the form for our solicitors under the heading "Sellers Property Information"

    I have got to a page whereby it says "changes to the property" ........
    As in my earlier post, I will explain what we have had done.

    We had a large bedroom about 20ft long which we had a professional builder in to put up a stud wall and a door frame with a door to make the one room into two bedrooms. We have now gone from a 3 bed to a 4 bed, for which we are now selling our house as a 4 bed. Both rooms have a window at bothe ends and a radiator and are totally self sufficient. Both the windows open fully for fire safety reasons and we were under the illusion that we didin't need building regulations as it wasn't structual or anything.

    I now have to tick the following boxes:-

    Have we had

    a) Building works undertaken Yes/No
    b) Change of use Yes/No
    c) Sub-Division Yes/No
    d) Conversion Yes/No
    e) Business Activities Yes/No

    Help ............. What do I need to do please?

    There is also another question underneath which says "Was planning permission, building regulation approval obtained for the changes" It then states that if any of the changes were completed after 1st April 2002 (work was done in April 2003) please supply either a FENSA certificate or building regulation certificate.

    I have had a really positive weekend and two great viewings on the house yesterday and now feel so daunted by the whole selling process.

    What worries me is if our potential buyers find out that it was a 3 bed converted to a 4 will they still want to proceed. We have had the house remortgaged for money purposes since the building work was done and it didn't affect the price so we will just wait and see.

    I know it's me again saying the same thing.

    The answers to 9.1 (b),(c),(d) and (e) are NO. The answer to (a), in my opinion is NO. However, to be safe, you can put YES and state that you have put in a stud wall.

    The answers to 10.2(b) and 10.2(c) (planning permission, building regs, FENSA etc.) is definately N/A.

    Please stop panicking! I really don't think you need building regs approval and even if you did, it's absolutely no big deal, especially with a window (nothing like building an extension etc) and an Indemnity Policy will cost you something like £75 and will be all taken care of by your solicitor.

    I have put in question A (ticked yes box and put stud wall erected to divide bedroom).
    It also says if "YES" what consents were obtained under any restriction in your title deeds? We have never even seen them :rotfl: Oh you have to laugh otherwise you will end up going mad!!!!

    Just hope I will still be laughing in a couple of months time.

    Thank you ever so much for your help. The last time we sold our maisonette it was sheer agony with the buyers from hell. They wanted certificates for bloomin everything. I am surprised they didn't even have one to make sure the toilet flushed properly.

    Will wait until tommorow and see whether we get an offer on the house from the viewings we had at the weekend. Fingers crossed.

    The answer about restrictive covenants is definately N/A (even if there is a restrictive covenant, it won't apply to what you do inside.

    I'll keep my fingers crossed that you get an offer soon!
