Help with regrouting

Grout in my dining room has been become very dark and dirty looking(was light grey).I have tried every cleaning method mentioned on here to no avail so bought some grout cleaner from b&q but made no difference.I was using a brush to scrub and some of the grout was coming away.Have now decided just to regrout and looking any tips as havent done this before.Also it was a family member who put tiles down and im not sure they used any sealer, i have heard this mentioned a few times.Will i be able to do this once i regrout.Thanks and sorry for long question.

You can use grout sealer at any time you want.

Obviously the earlier you put it on after grouting the better because as time goes by the dirt will collect in the surface of the grout. The sealer puts a coating over the grout to create a smoother finish that can be wiped clean.

I went for overkill and did layer upon layer of sealer but it is working very well so time well spent.
