housing benifit

hi
was wondering if anyone could help me
i am wanting to move out of my parents and live with a friend, i am on incapacity benifit and claim dla, and she is a single young parent!
i was wondering how much would we be able to claim for housing benifit? etc
i know it varies on the area, we are in the south ribble area!
me and my friend have seen a lovely house in a a lovely area! and the rent is dirt cheap but none of us work :@

any help much apreciated!

    A few questions if that's ok?

    Who do you intend would be the tenant (or would the tenancy be joint?)
    Do you have any other income besides Incap/dla (what rate dla?), or savings? I take it your friend is receiving Income support?
    Does your friend have any plans to return to work in the forseeable future?
    How many children does your friend have, how old are they and are they male/female?

    probably joint tennant
    i have no savings :( i get middle care low mobility (need 2 full in form soon as need 2 re aply b4 im 21! will b 21 in nov) she gets income support she isnt sure if she gets child tax benifits:confused: (she is 18 years old, 19 in aug)
    she has never worked and dont think she will in near future
    she has 1 child , little boy aged almost 6 months

    Ok, if you are to be joint tenants the situation is fairly straightforward. You would be jointly liable for the rent. You would get the shared room rate so long as all of the rooms in the house other than your bedroom are shared. If you had your own living room, say, then the one-bedroom rate would apply instead. She would get anything up to the two bedroom rate. You would be 50% liable for the council tax each.

    If she receives IS, she will automatically get full benefit. You will also get full benefit, as your income won't exceed your needs.

    You can work out the max LHS rates appropriate to you here:
    https://lha-direct.voa.gov.uk/Secure/LHARateSearch.aspx?SearchType=PostCode and use those to work out if they would cover your rent

    You would get the shared room rate because you would have one bedroom, but in a shared house.

    She would get the two bedroom rate because she needs a bedroom for herself, and one for her son.

    It is confusing! Say the rent for the house is £100 per week. You would be joint tenants so would presumably pay half each. Under LHA, you would get the 1-bedroom shared faciities rate. For the PR1 postcode the June rate for this is £48 per week, so you would have to make up the extra £2 yourself. She would get the 2-bed rate which is £114 so could claim up to £114 per week, but as her liability is only £50 her entitlement would be capped at £65 per week, which is her liability plus £15.

    Does that make sense?

    On the site i linked to, type in the postcode of the house you intend to rent and 1bed shared facilities to find out how much the maximum entitlement would before you for your area.

    To find out her maximum entitlement, select the 2-bed rate from the drop-down box. Her entitlement is likely to be more than her half of the rent, so she would only get the rent she has to pay plus an extra £15.

    The rates do change slightly every month, so the rate that applies would be the one for the month you apply.

    so i would find out the 1 bed rate shared then the 2 bed rate and add 2 gether?
