Coach House Insurance

Hello All,
I'm just about to buy my first house and have gone for a Coach House, basically a detached flat with 3 garages underneath. I own the freehold to the whole building and garages (and occupy 1 garage), but am struggling with insurance... Some places have told me it's a detached house, others saying it's a top floor flat.
Are there any coach house owners out there that can help? Also getting lots of grief with it being new build and the postcode was only made live 2 weeks ago by Royal Mail, but no one yet recognises it....

Yes, the other 2 garages are leased out on a 999 year fixed agreement.
Just to point out the agreement with the other 2 garages is that the tenants pay me (the landlord) an appropriate amount each year towards buildings insurance. (the amount is based on my insurance premium and the square footage of each garage)0 -
You should be able to get cover through a broker who specialises in property insurance, probably under a Residential Property Owners Policy. These are designed for Freeholders of leasehold properties who rent all or part of them out. They will even cover you for loss of rent from the garages if there is a damage claim eg a fire0
