My tenants have been in situ since before the EPC came in. They are about to renew for another year. Am I right in thinking that I do not need an EPC until I have totally different tenants?

No, you don't need an EPC unless you market the property. You probably need a new gas cert though.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0

Nothing really to do with marketing of the property - if you are changing tenants, you will need an EPC. This should go out to any interested prospective tenants prior to a the tenancy agreement being signed (it gives them an idea of running costs).0

Totally agree - if you were marketing to sell. Not so, if you are just looking for a new tenant (although the OP is not in this category either). You can market to rent without the EPC in place (yes its true!), however, you cannot send out info about the property without an EPC in place.0
