New garage

Our garage is letting in water and needs replacing. A local builder said it would cost around £10,000 for a new brick built one. A Compton pre-fab one is around £4,500.

Is it worth going for brick (our house is white rendered) and 10k seems excessive?

Any advice welcome

  • It doesn't sound too extortionate to me, although I live in an area where everything costs a bomb.

    Call round lots of builders and get their view on it.

    Personally I would prefer to buy from someone who built a brick garage to a prefab!

    If your house is rendered, what about getting a quote for having it built in blockwork and then rendered similarly? Cheaper than brick (in both materials and time as blocks are bigger & therefore go up quicker) but still a good solid job.

    New renders available now which are permanently coloured so never need painting, can just be pressure-washed to clean (see Marmorit)

    £2 saving: 2.5 cm in the bottom of a 500ml sprite bottle - not counting but might weigh from time to time...
  • Have you thought about a wooden garage? Not your average thin wood strips but a 44mm thick log one from Finland.

    The blockwork one is a good idea if I can find anyone who is interested in building it. I've rung round a few local builders and none of them seem very interested in building a garage. The building trade is obviously doing well at the moment.

    FCM: I think a wooden log garage would look a bit odd but thanks for that site, there may be something else there.

    I had a compton one built in Jan,i can send you some pics if you are interested.

    I was a bit unsure before it was delivered,i thought the render might look a bit ropey,but it is fine,we are very pleased with it,and everything went according to plan.

    The only thing that was a bit strange,was the fact that they turned up at 06.30 to start to build it,and i had to supply power for them to work under floodlight,but saying that,they worked all day,and finished in the dark.

    Also,it was delivered on an artic in the afternoon,i was lucky,as all my neighbours were in work,but they start deliveries at 7 ish,so it could have been difficult.

    You can buy a sectional garage on ebay cheap if you want a basic one.

    Out of interest, did the Compton quote include demolition/clearing of the old one?

    My garage leaks like a sieve and has more cobwebs in it than an Indiana Jones movie (imagine the scenes where he goes into a tunnel that nobody has been down for 5 thousand years and has to cut through the cobwebs - that's my garage! I'm sure there are species of spider unknown to science in there... <shudder!>)

    £4k seems quite reasonable, especially if they'll demolish the old one... did it also include wiring up power? I take it you have electricity to the old garage.

    I had mine built from scratch,it cost me £750 fpr the base (sloping garden) and another £4200 for the rest,i am still waiting for the electrician to get time to come around and wire everything up,as i bought all the fittings and armoured cable,the sparky wants £150 to do the connections.

    Thanks everyone. Sorry I havent replied before, I have been away.

    The Compton quote included demolishing the old garage and taking it away and building a base. I think this part is done by outside contractors, then 2 weeks later Compton deliver the garage and erect it. They said they would reconnect the power supply.

    What I didnt like was the fact that it couldnt be done in one go and Compton wouldnt deliver the day after the base was finished, as I would have to arrange storage for all the things in the garage (it is crammed full of stuff). They said they would lend us tarpaulins but I didnt think that was very good and also it would mean that anyone could get access to our garden and the back of the house.

    I really want to find someone who will do the whole job - dont really want to order a mail order one and then find a builder etc.

    I think you might struggle to get somebody to pour a concrete slab AND get it to cure in the same day,it needs about a week to go off before taking the weight of the concrete garage.

  • We poured our concrete on a Monday and were laying bricks and breeze the next, concrete has chemicals in to make it go off quicker and it can be built on the next day.
    Our concrete is nine inch thick and has a damp proof membrane and there is no damp at all, it also has a cavity.
    We built our own garage for £2000 and that included bricks breeze concrete roof, we shopped around for the cheapest prices.
