Last monthy Rental Payment

I am in a property at the moment that i have rented on a 12month contract, the 12month period was up last month and the LL agreed we could go onto a rolling contract whilst we looked for another property :j
We found one very quickly and our contracts have now been signed, we move in 10days before the end of our effective monthly period. Would i be expected to pay a whole months rent or would i just pay the 20days, a new tennant has put in the application for our current property so effectivly they could move in the day we move out so the LL will lose no period of tennancy?

    You are legally obliged to pay rent for the full rental period if you have been paying rent monthly - the term "periodic agreement" is a bit of a clue :smiley: However, why not just *talk* to your LL: the new Ts may be raring to move in and as soon as they do you would no longer be expected to pay the balance of the rent. They may also need to be giving notice somewhere else though so it may be that you just have to cough up.

    There may also be delays due to credit checks etc for the new tenants - this may take a couple of weeks.

    Cheers guys/gals its no bother, i wrote a letter to the LL asking if we are to pay a full months rent or not, and I am now awaiting a reply.
    All our references have been done, the LL, my work and my personal reference have all been given the thumbs up. I did not think about a possible delay on the next tennants application.
    Looks like we will be paying a full months rent then.
