Finding of Homebuyer's Report from surveyor

Hi,
I am currently buying a flat with my oh and we have just got the Homebuyers report from the surveyors. The flat was built in the 1950s (according to the surveyor, the estate agent said 30s, but never mind) and the survey flagged up two things for 'action'.
Basically these were to get a heating engineer to check the plumbing on the heating system and get an electrician in to have a look at the electrics.
Can anyone advise me whether this will be in the report due to serious concerns from the surveyor, or probably something standard they would put in for a property of this age? I guess what I'm saying is, is it worth spending the money to get this done before we exchange.

I think it's standard.
Can you contact a local electrician/plumber who will provide free quotes/info as they will want the work. Obviously get someone recommended

Can the vendors supply you with a record of the boiler's service history? If not it would not do any harm to get an inspection. From my mum's experience she bought her house without one, and as soon as she moved in the boiler went so she needed a complete replacement. An inspection may have highlight that the boiler was on its way out who knows! With regards to electrics its a matter of peace of mind, most old builds are not up to the current regulations. Go around for another inspection take note of light switches, fuse box etc, if they look very old maybe an inspection would not be a bad idea.

I bought a 1950s house almost 14 years ago. We had the house rewired as the wiring was original.
We have a back boiler which is over 30 years old and is still going strong. It's serviced every year. We have had to replace other parts of the CH system but nothing with the boiler at all.
