modern glass extension, can anyone help.

hi there we are having a extenson built on our house, they are going to do the following work and the quote seems alot, but ten its quite hard to et a comparison because you need special glazing,

its a 20ft long by 10ft extension with one large skylight in the roof. The 20ft length is all glass panels with one 10ft width a brick wall the other glass doors.

this is what they are doing

-taking down a bay window to the back of the house
-suppling and fitting a length of steel (20ft) across the back of the house to open up the rooms
-digging fittings for the extension
-supplying and fitting the extension and roof light and obviously glass panels.
- we are to supply the bricks but the will build the brick wall at one end (only because my missus wants a certain type of brick)
-supplying and fitting underfloor heating
-fitting 3 double sockets
-fitting 8 spotlights
-supply and fit a new composite decking along the length (300mm) of the extension and 1m out at the side where the doors open up.


we have been quoted 34.5k!!!!:eek: for all this.


As i say there is much of comparison really, although one company wanted 29k for just the glass and we still need to employ a builder to do the structure.

I guess its expensive compared to a conservatory, but the glazing is top quality frameless glass panels.


I was thinking that i could get the structure built and then look elsewhere for the glazing panels, trouble is i guess im paying for them also them to job manage the whole project.

    just an update, we did go with the company that supplies this - glassbox.co.uk and also known as glassbox prefab. both companies went bust leaving suppliers and customers with losses, dont trust zig chowdry who runs the companies, now have a building which is leakingwater in the roof, the underfloor heating doesnt work and no part p and no building regs... thanks a bunch zig chowdry and glassbox.

    Hi Stolt, not wanting to advertise but we've done a few glassbox re-roofs, have u had it sorted?

    hi, yeah i bet you havem from what i can gather its a real week spot in the design of the build. Looking for any help at the moment, ive been speaking to people that do rubber roofs etc, this could be as simple as pulling some of the rubber away and check that silicone is down there, alhough i have no problem taking some of the rubber off i dont know how to take the rubber off to stick it back down again:D:D

    They normally leak by the skylights as they sag slightly. Once you lift the rubber it will never go down again. Whats your email address?

    hello, i not plugging for business but i am an approved Firestone Epdm fitter. you can now buy firestone products from screwfix, you'll need contact adeshive and sealant. dont use normal pva it just wont stick it... smooth flat with a brush. make sure area is clean n stuff (leafblowers work well). hope this helps if you need further help just ask...And yes rubber can be re-stuck down ( admitadly it sometimes dont look to pretty going back down as if stuck properly it should peel up splinters of board).

    hi thanks for replying, i bought some form flashing from a online store, and managed to do it today, hard to do to be honest, well to make it look neat and tidy without a roller. ive done it, i ended up doing all four corners again. fingers crossed its done it, although i wish i have bought to lots of it to have a practice run on something first.
