    I wish my mortgage company would buy me out but I doubt Bradford and Bingley (now state owned) is unlikely to do that.

    Ask for for £45k due to the impact in house prices you would not be able to get a remortgage elsewhere base on LTV but at £45k you would look to move, they may meet in the middle or even if you get £35k this would take you to the magic 75% LTV if your valuation is correct.
