My flat is getting valued today by an EA and I'm scared.

I'm also having my flat valued at the moment. First EA came on Monday and said a quite disappointing 75k. Unfortunately EA who came this morning seems to agree. Got one more EA coming this afternoon at 2 and he's bringing along an auction valuer as well.
I bought my flat as a repo in an auction in Sept 07 for 65k and spent 10k making it lovely. Both EA's have said what I have done to the flat IS lovely *smug grin*. But still don't think I will get more than 75k. My thoughts were to put on for 85k, hoping to achieve 80k, that way at least covering my costs.
I think the downfall is that the flat is above a cafe and people may find it harder to get a mortgage due to this. I didn't have a mortgage so had no worries with that.
My plan is to sell up and move to my other property, a 2 bed cottage which has the extra room and outside space which I am craving. I currently have some fab tenants in there which I will feel awful about kicking out but hey ho, they've had two years there and its my turn with the log burner and flagstone floor!
What would happen in my dream scenario is to have someone view the flat, fall in love with it, give me 80k cash and everything takes exactly the 2 months notice I have to give my tenants... I shall keep dreaming I think!!0 -

Good luck. It is a big decision to move, and getting the EA in is just fact finding - make sure you get more than one EA, and then do your homework on the agent before you put your property up. A little leg work in the beginning can save a lot of time in the long run.0 -
Minky - quite similar position I am hoping for 75k for mine. We have put alot of time and money into this place to make is a nice home, we also have the added bonus of a floored attic space and we overlook a country park. Flats in this street don't come on the market often and ones that do seem to sell quickly. One did come on the market later last year market as 'in need of renovation' and it sold for 68k but it was a middle floor not a top like ours.

Are you happy with that valuation Lilac?
How many valuations are you going to get?
I've had three round now, first said put on for 80k to get 75k, second said 82.500k to get anything from 75k up and last said 85k to get 80k.
Obviously I'm happiest with the last one!
Last one also is associated with auctioneers so if it didn't sell within a couple of months would be very easy to put straight into an auction catalogue (may be the way forward as flat is above a cafe, therefore cash buyers ie; buy to let investors would be ideal purchasers).
First one is part of Team agents, but doesn't put property on Rightmove which puts me off. Second one didn't seem that eager for my business, unlike other two when I first went into his shop he just arranged time to visit, didn't even ask a single question about the property, then didn't say he would put anything in writing when he visited this morning.
I'm leaning towards the 3rd EA, but how do I know they are any good???0 -
I am semi pleased with the valuation. I must admit I am disappointed with the EA. He came in and said he would look around then come ask some questions. He looked around for around 2 minutes then just said are you wanting to price to sell or do you have a figure in mind you want, I said well price to sell andhe said put on market o/o 75k and someone will snap it up for 72. He didn't ask a single question about the property or what if anything we were including in the sale. It sounds silly but we rewired the whole place, re plastered every room, new double glazed windows new central heating system plus new bathroom and kitchen.
He said he would email me written confirmation on return to his office (about 3 miles away) and still no email. He just seemed very uninterested in the place and TBH I don't want that.
I am under no illusions, this is a 2 bed flat but it is also 102 sq M not including the florred attic and alot of 2/3 bednew build houses are not that much. Do I really want someone selling my home that does not seem interested at all.MF aim 10th December 2020 :j:eek:MFW 2012 no86 OP 0/2000
