can you make a landlord repair things?

    I know it's a bit late for this but you need to check these things when viewing the rental and again when going through the inventory, but if your daughter moves again please get her to do this.

    If the place is empty when I view I turn on all the hob rings, oven, grill, shower, flush the loo, turn on lights etc. If the place has people there then I do this when the agent is asking me to sign the inventory - always good to have the LA / LL signature on the inventory to say things are not working - it is also a good bartering tool for getting something in writing to say these items will be repaired / replaced within 4 weeks.

    good luck with getting everything done and as other have said you are entitled to write to the LL, I would copy the letters to the LA to them.

    As a LL, I would want to know about the problems and IF my LA was not doing the job I was paying them to do I would get rid of them.

    My properties are 2.5 - 3hrs away from where I live and I manage them myself as I had a bad experience with a LA in Harrogate.

    When I get a new tenant, I always write to them giving all my contact details and when I am going on holiday I send them a text message or email just to let them know that my response may be delayed due to time differences.

    I take my repsonsibility as a LL seriously and even in Florida I will deal with problems and arrange for electricians and plumbers on the day I'm contacted.

    Just to answer your question they did make out a list of problems the day they got the keys and gave that to the LA within a couple of days.Its that list they are still trying to get fixed. If I hear any news I will let you all know.

    They don't have the time or funding:maybe this will change when and if some form of regulation for LAs is brought in. At the moment the TROs rely on Ts letting them know about miscreant LAs but ultimately it's the LL that they'd chase up for any unmet repairing obligations etc.

    Sorry it's been a while, CAB has told them they need to write to both the LL + LA and list the problems as up to now they have only made the original snagging list on getting the keys the rest has been verbal in person and over the phone. So no real progress as yet.

    You sound like a good landlord jmt. You don't have and flats coming up for rent in harrogate in the next couple of months do you?
