Hi
I am moving from Scotland to England and my prospective landlord wants me to get a guarantor. Find it a bit strange, not needed one since I was at uni and had no income, but both my wife and I are in work and earn good salaries. Is this common place in England?
In addition the lease contains a clause that the carpets should be professionally cleaned at the tenants expense on departure. Again I would be more used to returning the carpets in the condition they came in less wear and tear, there is no need to provide receipts in the lease. The landlord says he just wants them back in the condition I get them in, however he is not keen to remove the clause because he says its totally standard. Again is this commonplace for England and Wales?

Not commonplace for the gaurantor but defo commonplace for the cleaning of carpets. I would keep the receipts anyway.
