Crazy Estate Agent rules..

Buying a repo and I put an offer in: £200K.

Ring the EA next day to be told "We've received a higher offer which we are submitting on Monday". "Oh," says I:"how much?"
"We're not allowed to tell you, only that there's been a higher offer"

"OK, Can I put in an offer on Monday for £205K."
"Sure"
"Have you received any higher offers?"
"Yes"
"OK, Can I put in an offer on Monday for £208K"
"OK"
"Have you received any higher offers?"
"Yes."
"OK, Can I put in an offer on Monday for £210K"
"OK"
"Have you received any higher offers?"
"Ah. Now it's getting interesting" (said meaningfully)
"OK, Can I put in an offer on Monday for £211K"
"Good idea"

The EA did their job well. What was it up for?
Are you sure there was another offer?

I believe the EA code of practice obliges them to pass ALL offers to the vendor, not just the highest/best. So presumably you could just wait till an offer is rejected by the vendor before raising it. Or if you don't trust them (EA's) offer direct to the vendor.

As sure as one can be with an agent...

"if you don't trust them (EA's) offer direct to the vendor."
Tried to. It's a bank (repo) they directed me back to the EA.

"wait till an offer is rejected by the vendor before raising it. "
I believe they plan to ask for 'best and final offers'. You get one chance - if it's not the highest you lose it.

Did I say :rotfl: think I mean
