any idea how long it takes

I have received the valuation report which was good just over a week ago but no offer letter yet, so anxious & very impatient? What are the procedures after the bank have send the report, any ideas please. Thanks

Don't forget there's been a bank holiday and half term. If they employ a lot of parents then staffing will be way way down in the department for the past week.0

I think it took about 2-3 weeks before I got my offer through from Leeds BS, following an acceptable valuation. Their admin was a little iffy, and they lost a couple of vital bits and pieces which delayed things a bit.
You have my sympathy- you know it should just be a formality because they've already underwritten the loan but it doesn't feel that way until you've got that bit of paper in your hands!0 -
thanks, I am with halifax and hoping to receive the wonderful letter soon, as the vendor & the EA keep phoning saying they want to complete in about 2 weeks time0

Based on my (limited) experience, a wait of 2-3 weeks is not unsual.
