Holding deposit

I have found a house(at last)to rent for 1250 pcm,how much should i put down as a holding deposit and on what terms should i ask for.

I have seen on another post how a holding deposit was taken from the OP, but they are not sure if they will get the place due to credit searches and problems in this area! I think they are a rip off and shouldn't be requested until the searches have been done first.

Never pay a holding deposit. It's a tenant's market, find somewhere else.0

Oops, meant to ask, what sort of house is it you are renting for that price and where, as quite hefty? I am seriously under valuing my lets, but going for long term families, rather then mega bucks and short!

I am renting a 3 bed house in a very sought out area in essex.It is easier said then done just to find somwhere else when you have been looking for a month and only seen sh*t holes which are not fit for humans let alone my dogs.It may be a tenants market where you live but where i am its certainly not.3 bed bog standard terraced houses go for 1500 pcm and that not even in good condition.0

They may be taking a 'holding deposit' off a number of potential tenants, a maximum of one of you will get the property - possibly none - but none of you will see your money again. But you seem determined to be ripped off.0

We usually take the agency fees plus £100 per person as a gesture of goodfaith. The £100 is the returnable bit should someone fail the references - altho in 2 years thats one happened once as theres always ways around it!0

Thanks estelle. I wasn't knocking the price, just interested to know the area and size. I wish you the best of luck with your home and hope the market adjusts to not charging £1500pcm for sh*t holes. It is so obscene to be able to do this.
