same day exchange and completion

  • If I were you Vendor I would be much happier to exchange a few days before and take your £3K as a deposit then exchange and complete on the same day.

    Get your solicitor to arrange this and everyone's happy. :j

    Thanks to everyone who replied to my question. Went and spoke to vendors today and, happily, we are all agreed that the deposit can be a nominal amount that is manageable by us (so pleased we spoke to them about things as opposed to EA). As I said before all we want to do is exchange/complete and move in. Fully understand that our vendor and thier vendor (thats the chain completed) would prefer to exchange a week before completion so we are going to push our solicitors tomorrow and hopefully we will exchange end of this week and complete on the 6th - please keep your fingers crossed for us!

    Why doesnt your sol request part of your mortgage monies early to pay the depost at exchange? Its quite normal

    i was going to say that, that is what my buyers are doing ,although the downside to that is as im finding out it depends on the lender as to the length of time to draw it, my buyers are with the abbey and it can take up to 5 workin days,so i was told>
