How can we sell our house privately?

I have posted under a different thread as we are buying our 2nd house. We want to sell our house independently from the purchase of the 2nd house (as we have no mortgage at present). I have had 3 valuations so far ranging from £250k-£275K. We think our properrty is worth around £265-£270k. I know people won't be interested because of the stamp duty threshold at £250k. So we have thought about it and are willing to pay 2% stamp duty in order to achieve the best market value.
Can anyone advise the best way to advertise privately as we want to test the marketability of our house. All EA's havee said there will be no problem selling it and it should go within a week (3 bed semi with garage own drive, ready to move into, fully dec etc). Are they just saying it to get it on to their books? One EA said that there is more demand than supply at the moment, does anyone agree with this?

    well your not sayin what area you are in but in south east at the mo where i am its hard to find good propertys and its the old sh.t off a shuvvel expression ,and yes EA will tell you your house is better that buckingham palace to get you on there books

    I wouldn't trust anything EAs say at all.

    Several years ago when we were selling I placed a free advert in Loot. I judged the market price by looking at other properties advertised for sale in EAs' windows. As we weren't in any hurry to sell I upped the price by £5k and accepted an offer for the full price after about a month, thereby saving EA fees.

    There's also nothing to stop you putting your own board outside your property on your own land (apply within or something like that) if you're a dab hand at DIY.

    If you do a google search, you will find that there are quite a few websites where you can advertise your property for free.

    Board outside, advertise in local paper, even use Newsagent windows.
  • But most importantly- get the price right!!!!!
    I am a fee charging WoM Mortgage broker.
    I now no longer give information and opinion within the Mortgage boards, because a number of posters who, having approached me professionally, agreed my fee-which has been been made very clear at the outset, taken my advice (normally cancelling a [home visit] meeting at short notice) have then approached one of the fee-free brokers on here to arrange the very same deal I have advised.
    Whilst I totally concur with the ethos of "money saving"- abusing the goodwill of a professional who provides a quality service is taking it too far! :mad:

    Don't forget if your buyers are likely to be local private ads in the local property press can be effective.
