    How so they do this?

    it's not the most interesting topic but here's some info on it.
    it's the Halifax version but hives you some idea how it's all worked out.

    Multicollinearity or Heteroskedasticity are something to do with it if you're interested ;)

    No, didn't say that, but considering how the government are just running money off the presses to try and reinflate the housing bubble, it is cause for concern surely. My belief is they know the market is fubar'd, but are using QE to let it down as gently as they can.

    January 2009 £70,572

    granted their has been low volumes but it has increased by quite a bit too

    it's also interesting that they're hitting the trend line - is this bringing it back to normality?

    Then you called ME disingenuous?!

    Maybe they are hitting the trend line because the data is slightly corrupt? Please, at least, show the full data.

    the data isn't corrupt - when there are low sales below a certain number the LR do not quote the number of sales. places like the City of London and Anglesey are these types of areas.

    i've been a fan of Merthyr for quite a while from days when Mewbie wasn't such an angry man - look at this post from March when they had a 6% increase.

    Merthyr Tydfil 6% increase.
    Newcastle 1.8% increase
    Islington 1.2% increase
