Let them ispect but do NOT sign a new inventory. You already have one!

Be careful about your 'improvements'. If you've re-painted the walls the landlord could insist when you move out that you re-instate the original colour even if it was tatty/worn and is now clean/immaculate. Your taste may not be his taste! (or the next tenants).

It's generally safer to get permission before making improvements. Most reasonable landlords will be only too pleased to give you permission!
