Renting a house BEFORE bankruptcy

Well we're totally stuffed now. Just got told we cannot rent a house as even though I will currently pass my credit checks, my husband won't so landlords will refuse us.

Thought we would rent a house now before bankruptcy then sell the house before repossession ASAP to ensure we get a rented house that will let us keep our pets, but no. So now it still looks like we will lose the house and be unable to keep our pets plus god knows where we will live if landlords around here refuse to accept people with slight credit problems (at the moment my OH just had a couple of defaults) let alone bankruptcy!

Bear this in mind if you're going to be repossessed :confused:

Any advice please?

  • Who told you that you can't rent a house?

    It is only agency's that will do credit checks so look in your local paper for any private landlords advertising. You could always just have the rental agreement in your name and not bother with your husband on the agreement.

    Seek out the landlords renting without using estate/letting agents, consider renting solely in your name (your seperated int ya) and dont forget the "pay 6 months rent upfront" option... or a guarantor maybe?

    pets can always be a problem though, we had to let our cat go to a fostering place cos 1 snotty cow refused to let us keep him "because my cat may get the scent and get confused"

    bloody good cat shes got, lives 200 miles away and hadnt been at the property for 3 years......

    Plenty of people have managed to rent with their pets, keep looking you'll find somewhere!

    Just a quick word of advice from someone who is currently bankrupt and about to move house through a lettings agency - if one of you has a good credit rating then you could do what we did which was to have my husband as the lead tenant and me as just living there. There were no problems with this from the lettings agency, in fact they suggested it.

    Otherwise would agree with what others have said, check out the local papers to see which landlords want to rent privately.

    The letting agent told us we both had to be referenced and I couldn't just take it out just in my name. My credit history is currently fine but about to very screwed due to my company having gone under and now we've lost my salary totally.

    I will try and fnd some private landlords - I've been worrying we will only be live in a really dodgy area if we do this though :-(

    We managed to rent privately, so no credit checks and we have 7 cats!!!

    We have moved twice since we did Vol Repo, and have had no problems with private renting.

    And yes, I did tell the LL about the cats too.

    If they are using Homelet then you do both have to be referenced but not necessarily credit checked. My husband alone was credit checked but we did have to have a guarantor is he is currently job seeking. We also have cats and although some landlords are funny about pets, most aren't.

    Out of about 20 enquiries to local agents, only 2 have accepted pets so maybe it's not the same in every area, I think a lot of landlords are newbies around here where they have tried selling and failed, so are renting out instead. Maybe private landlords best way to go then, thanks

    We rented a lovely house, place an add in gumtree.....we had loads of replys & now live in a lovely private detached house.......

    IT CAN BE DONE....Just be upfront with the landlord...

    Hi just a quick note to say keep your chin up.
    I have just moved into a rented house with my two dogs We did the same chose to rent now when we would pass the credit checks.
    I was told by the estate agents only things they are able to look at on credit checks are CCJ's or Bankruptcy everything else will pass. Failing that if your husband has got CCJ's then like people said go private where they can't do a credit check or put it in your name only. With our dogs the house was advertised no pets but I offered to put in the tenancy agreement I would put right anydamage that the dogs might do before leaving the property or pay for any work to be carried out. I am confident they will not do anything anyway.
