Thank you to everyone thats answered my previous questions - more or less every reply has been a real help and a godsend in this worrying business that is housebuying. . . I just have one more question
Am FTB - have mortgage offer on house, searches all applied for (last week so I am led to believe) have no deposit to put down (but you have all - more or less - advised this is not an big problem as am getting 100% mortgage). i am led to believe by EA that vendors want to exchange and complete ASAP and they have advised me that vendors mortgage offer expires 07/04 so would like to do it by then - is this a completely unrealistic timescale for them to expect from me (am currently renting though do not mind a bit of an overlap as wouldlike time to clear/clean/paint/carpet clean rented property). Just feel a bit like EA is a bit too pushy - for example they advised me to hand in notice on current rented property before mortgage offer had been received (surely thats not good advice - seeing as I have children to consider)!!
Any more advice from you people with more experience than me will be greatly appreciated and many thanks again to all of you who have already advised me in this process.

hi ya hun, listen ...yes you are being rushed, and i thought i was pushy, your searches are being done thats great, but whos to say things might crop up on them ?, has the EA alowed for that? and also compleation date has to be all agreed by solicitor as well as you guys,he may well have paperwork to deal with,go to your solicitor with this, he will be the only one who will give you the big yes or no xxxwendyYou're not drunk if you can lie on the floor without holding on0

I'd say it's totally unrealistic. In my experience the usual time scale from offer to completion is between 12-14 weeks. If you're fortunate it can be done quicker if both solicitors are completely on the ball. However, as robowend points out, it sounds as if you are being rushed. Don't be pushed into doing things in a hurry. House buying is stressful enough already & you need to agree a completion date that is convenient to both parties.The bigger the bargain, the better I feel.
