What to market my property at?

Hi,

We've had agents around to value our property, obviously without knowing the area and the house you can't give any direct help, but given the following valuations does anyone have any advice at where they would look to pitch the house - both the price to market it at, and the price to expect?

The agents suggested the following:

1st: Market at 235, expect 230 +/- 2k (wants to leave room for offers)
2nd: Market at 225-230, expect 225-230 (says houses are selling at asking price)
3rd: Market at 235-245, expect 230-235
4th: Market at 239-235, expect 225-230

I'm aware that people subscribing to rightmove notifications only see new properties in their alerts, so you've one chance to 'hit them' with the price. Our preference is for agent 2 (as an agent) or possibly agent 4, and we were thinking of asking them to pitch the property at 235950, hoping to get somewhere around 230 after offers ... but it's a little above what agent 2 suggested.

    Well at least all 4 agents seem pretty much in agreement as to what they percieve the value of your house. £235k seems to be average marketing price suggested by most.

    You can ask agent to price the house at what ever figure you think it may achieve & only if they think it's overly optimistic should they be reluctant.

    There is nothing stopping you going on at £239,9950 for a couple of weeks & see if there is any interest at this price. If not, then you need to bring the price down, perhaps in stages, till the house is pitched at a price to attract attention.

    Just to add that I wouldn't market at a round figure, such as £230k for the simple reason that £299,950 souunds so much less.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
