Hello All
Firstly, I apologise if this thread has been posted in the wrong place or this topic has been talked to death but I'd appreciate any input.
We are about to decide whether to put our house up for sale and risk loosing a good tenant or continue letting for the next 2/3 years.
I think we all know what way the sale market is heading over the next year, but I'm interested in your views about the current rental market.
So my question is.......
Do you think rental values will continue to fall or rise over the next year or two?.

I don't think anyone can give a definite answer on this! It depends where the property is, what type, condition, and what the local demands are for renting. You need to research your own area, follow rental prices online or in the papers. In my area prices have not dropped, but there is a limited supply of family sized houses available to rent in the first place.

Given there are more people renting, then the nicest houses in the best areas will have more competition and rents will go up, and not so nice houses in not so nice areas will have less demand, so the rents will drop as LLs have to lower the rent to attract tenants. Although there are more people who were going to sell and can't so are now renting out their properties which puts downward pressure on rents.
I've just negociated a 20% discount on my rent for the next 6 months (4 bed quality house in good area of Poole) due to increasing market supply!

Sounds about right Gwhiz.. The rental values in our area have dropped since last year.
We let for £795, now we'd be looking at £700/£725.
