Quick bit of advice needed

Hi, I wonder if anyone could offer some advice to me on this.
We have our house for sale on a multi-agency basis. A few days ago we had two viewings. But it turned out to be the same people, who had booked to view the house through the 2 agencies (I don't know why!).
We now have an offer, but its been done through the agency they viewed the house with on the 2nd appointment. The two agencies don't seem to know about this.
Are we under any obligation here? I could see it being messy for someone when agency no 1 find out.

Be careful. It should be the case that only one agent gets the fee, but if both feel they have done work to introduce the buyer to the sale, and if the contracts are worded to allow it, they might both have a claim for fees.0

this could prove a very tricky situation!"enough is a feast"...old Buddist proverb0

Could be a sticky situation for you potentially.
Is there no way they can offer throught the other agency?
In lettings its the agent that views it first, even if its the same day who should get the fee (only if the other finds out of course). Doing it this way would stop any repercussions probably.
I'd read through contracts with the agents and look at the bits about commission being due etc as it should state this stuff in there.0 -
How strange that they would view it through both agents! As far as I know, there have been court cases which have awarded fees to the agent who introduced the buyer to the sale process, ie the ones who took the offer and negotiated the sale. However, with someone who has viewed through both agents in a very short space of time, it could definitely be argued. What sort of split did you agree to with the agents? In my area, we operate on a winner takes all basis, and whoever gets the offer gets the fee. Definitely read the contracts as adg1 says, anything you're not sure of, post it up here then we can have a look at the exact wording.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0
