Second Viewing in a couple of hours...what shall I ask? Link to property inc.

Hi guys,
Been lurking on here for a few months now with great help and have searched for second viewing questions but nothing that helpful came up.
This is our second viewing on this house. It's in a great area of Cardiff, and acc to houseprices in the 'boom' in 2007 3 of the neighbouring houses sold for 270k+.
This is an estate, been on market for 5 1/2 months at a higher price and in last week come down to 210k as it is now. Being sold by the two sons, one who lives locally and one who lives in Scotland. It's a lovely property, good size rooms and from what we can tell (not prof's by any means but fathers a developer so I have some knowledge) it'll need a bit of modernisation/wallpapers stripped, carpets pulled up and a new bathroom suite (asthetically).
What I'm really after is what I should be asking on this second viewing in order to guage the offer that at present we think we will be making.
Any advice/help much appreciated in advance. Thanks, Sam

Really I think the couple of interior shots of the property say it all, but think that some questions I'd ask with a view to getting money knocked off the price would be as follows
When was property last rewired?
Has roof ever been replaced?
How old is boiler?The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -

Hi again guys,
We came away from the viewing and last night offered £196,800, very close to our ceiling price. The two sons, want £200k but will meet in the middle at £198,400. I have counteracted this with a TOP price of £197, 500. Just waiting to hear back from EA as one of the sons is away today and tomorrow. No other viewings are booked in!
